WHAT'S DEVELOPING AROUND TOWN?

Land Use Applications
Applications for land development proposals are submitted to the Planning Department for review with Town Code, Chapter 18, Land Development Code, Zoning, the Comprehensive Plan and other technical specifications. Plans typically go through multiple review cycles before moving forward to the Planning Commission and the Board of Trustees for final action. The below is a list of projects currently under review. The documents for each project are linked to the Town of Monument’s “Documents-on-Demand” in the Monument Development Projects folder which can be viewed by the public as well. 2022 will continue to be a busy year for the Planning Department. In January and February of this year, approximately 10 land use entitlement reviews have been submitted. To learn about all of our projects around town visit our projects page. 

New Projects Under Review


Investing In Front Street - Site Plan and Final Plat for a mixed-use property that proposes both attached townhome style residential units and mixed-use structures containing residential units over commercial retail spaces at 231 N Front Street.

Baptist Rd-Monument Ridge-Retail Paint Store - Final PUD for a 4,500 square foot Retail Paint Store on Lot 5B within Monument Ridge.

Thompson Thrift Residential - A Final PUD Plan for a lot within Village at Jackson Creek, which is located west of the intersection of Jackson Creek Pkwy and Harness Road. The proposed development is a 13.14-acre lot with 264 units of a multi-family residential use. The facility will include a clubhouse, pool and fitness center.

Eagle Rock Distribution - Proposed development is a 262,500 SF liquor distribution facility in Falcon Commerce Center, south of Baptist Road.

THE LOOP PROJECT


The  Town  of  Monument  Water  Department, Donala Water and Sanitation District, Woodmoor Water and Sanitation District, and Cherokee Metropolitan District  are working  together to explore a regional option to  bring  renewable  water  from  the  Fountain  Creek  area  south  of  Colorado  Springs  to  the  Northern  area  of  El  Paso  County. This is currently referred as the Loop Project.  The regional partnership has agreed that the first step is to generate a Memorandum of Understanding (MOU) between the  regional partners to form a basis to continue the discussions in order to engage consultants to research the  feasibility of financing, construction, operations and maintenance of such a system.  The MOU will also  provide the agreement for the administration of any grant funds that may become available to help with  the feasibility, design or financing related to the LOOP Project.  As the Loop Project progresses, we will provide updates.

POLICE DEPARTMENT UPDATES


The Monument Police Department has had an extremely productive winter preparing for the future growth of the Monument Police Department. Thanks to this community’s amazing support of the 2F initiative, the Monument Police Department has been adding both personnel and programs to the increasing level of security and response for the residents of the Town of Monument. We have been able to enhance safety by implementing increased training and abilities in contemporary policing concepts with our officers. We have also been able to begin focusing on technological innovations to increase the effectiveness of our patrol deployments, and our investigative effectiveness within MPD by utilizing predictive analytics to increase safety and deter crime.

Our increased staffing will help us increase our community visibility and interactions within the Town of Monument. The addition of the Monument Police Service Aide program will further enhance our ability to quickly respond to code violations and graffiti blights to keep Monument as a pristine destination to work and live in. Our community resource officer program, bike patrols, and community mental health training will help officers at Monument Police Department be increasingly effective in the service to our residents and visitors alike. The increased officers will also allow for our increased community involvement in our schools, our businesses, and give MPD a collaborative voice to support groups and communities in and around the Town of Monument.

WATERWISE DEMONSTRATION GARDEN


The Waterwise Demonstration Garden, located adjacent to the 3rd Street Santa Fe Trailhead, is now complete! This garden is an educational space and trial garden designed to showcase plants and design concepts that use less water than the traditional landscape. We are using this space to trial lesser-known waterwise plant varieties in the hopes of expanding the current list of recommended waterwise plants. The garden is now open to the public, and signage and educational materials are coming soon. Please join us for our official ribbon cutting event on June 15th at 5 pm and take home a complimentary waterwise plant.

The Parks Department is rebuilding the main flower beds at Limbach and Lavelett parks. The original beds had become overrun with invasive and turf grasses.  This project gives Parks staff an opportunity to refresh the weed barrier and soil our lovely flowers need for optimal health. The new beds are just one phase of several updates planned for our town parks.
